QHow much does Metro Leveling charge for an estimate and what is involved?
AMetro Leveling only charges for inspections where the inspection is not being provided to the owner. The inspector will draw a map of the home and visually inspect it for cracks, both interior and exterior, noting all signs of stress. He will then take an electronic reading of your floor using a Stanley Compulevel. From these readings, the inspector can develop a contour map of your foundation and develop a diagnosis and if necessary a repair plan. Contact us today to schedule your Foundation Inspection.
QWhat does the average Job Cost?
AYou probably expect the cost to be higher than it really is. Our average project runs about $3,000 to $5,000. Metro Leveling provides easy payment options to suit anyone's budget. A Foundation Inspection will give you the most accurate cost of repair for your unique project.
QHow do I know which repair plan is the best one? Should I get additional estimates?
AMetro Leveling provides a 3rd party Professional Engineer report upon request after the foundation repair has been completed. The Engineer will confirm the pier plan and certify that the repairs are complete and within the allowable tolerances. Metro Leveling suggests that you always seek the best value before making any contract. You should also request references or research the company history.
QHow long will my foundation repair take?
AThe timeframe will vary and is usually 1-3 days depending on the work and weather. Some projects may take longer than others.
QWhat will happen to my Landscape?
ASome minor damage may occur through the process of installing Piers. That being said, if we do remove a shrub or bush, we will replant it. NOTE: WE CAN NOT GUARANTEE THE SURVIVAL OF PLANTS DURING REPAIR".
QWhat about my Plumbing, will it get damaged?
AAnytime a foundation settles, the pipes and plumbing may become damaged. They also can be damaged while lifting the foundation. Metro Leveling recommends that you have a professional plumbing company perform a plumbing leak test after the job is completed. This can be included in your contract for an additional fee.
QWill Piers close or open cracks in my brick?
ABrick Cracks "Stair Step Cracks" will typically close up. It is not guaranteed, however, because the construction of each home is different. Latent factors may even cause new cracks to appear. Though it is rare, new drywall cracks are more common.
QWho is responsible to fix the brick and mortar cracks? Will the mortar match?
AMetro Leveling started out as Metro Brick Repair where we developed a custom mortar matching system we still use today. It insures the repair to go unnoticed. Metro Leveling always includes the masonry repairs in every project.
QWhat about repairs in the drywall?
QWill I be able to sell my home after the repairs are done?
AYes, all methods of repair used by Metro Leveling are HUD, VHA, and VA approved. When you are selling your home, you will need to disclose the foundation repairs and show the Engineer's report we provide along with our Warranty to your buyers. Your Realtor can help with this process.
